The recent flooding that has occurred has seen the calls for local plumbers in Herne Bay and surrounding areas to rocket, we have attended various properties that have suffered some flooding and provided pumps or heaters & dehumidifiers to help. The floods have also caused lots of problems with rain water soak aways. Soak aways are just large holes in the ground and either crates or stone filled to soak up the rain water that comes down from the roof into the gutter then down into the soak away. With the heavy rain fall we have been having the soak aways have not be able to take the take the amount of water. Taking calls for emergency plumbers to attend, we have found that on arrival the rain has stopped and the problem has subsided. We then can only advise to wait for what we would call normal rain fall and see if the soak away takes the down poor. Winter is coming, the nights are getting dark early and everyone is turning up the heating.

This is the time of year we start to get more and more calls for boiler break downs.

Boilers are not like cars as there is no legal obligation to have them MOT’d or serviced, but we do find a very high percentage of boiler break downs we go to are the ones that haven’t been serviced for years. A simple boiler service and the fitting of a magna cleanse type system will filter out the nasty sludge that builds up in the heating system.

Once this sludge reaches the boiler it can block parts inside the boiler like the heat exchanger which can be costly to repair. Sludge builds up in the heating system by means of corrosion to the inside of radiators. Flow around the system can become restricted or you will notice parts of the house not warming up or radiators only heating up to lukewarm and not getting to a good temperature to warm the intended area.

If you are suffering any of these symptoms we advise seeking professional advice from a qualified Gas safe heating engineer.

If a power flush of the system is advised it can take a couple or hours or up to a full day, some heating engineers will go around the radiators with a mechanical hammer like devise to be sure the sludge is given a little hand to move around the system. Chemicals are often used to pump round the system to cleanse all the adjoining pipe work back to the boiler.

A heating system with sludge build up through it can also cost you money in the long run, as most people will just continue to turn the heating up using more gas. If a new energy efficient boiler was in place with a magna cleanse and a recent power flush we’d estimate the cost per year in savings to be in the hundred’s.

So if your heating system is not working as it has in previous years or some radiators or rooms are not heating up like they should then it may be the case that you need a full cleaning of the system.

We strongly advise not to ignore the problem as it will only get worse and in the long run be much more costly.

We were called to install a boiler in dartford by the kent loft company. The builder was converting the garage and completing a loft conversion. The property will be 5 bedrooms and 2 bathroom, the customer requested a Worcester Bosch 42cdi to cope with the hot water demand on arrival.

The customer also wanted her new combi boiler installed in the loft but after discussing with them about the time it would take to get hot water from the boiler to the tap would not be very cost efficient so they opted to install the boiler at middle level for even distribution. By installing the boiler at middle level this meant the flue would have to be vertical, so a new flue was run from the boiler through the new walk in cupboard and through the roof. The builder was completing a whole new tiled roof, so a weathering slate was left on the flue for the builder to tile around, and after the existing boiler was drained down a chemical flush via a manga cleanse was carried out.

While removing the old boiler the gas fitters found the gas pipe was not big enough for the new boiler so a new gas run was carried out from the meter to the boiler. The customer was an electrician so was going to earth bond the metre himself. The hot and cold pipe work was extended from the ground floor to connect to the new boiler along with the flow and returns as the existing boiler was below the new boiler the condensate pipe and safety discharge pipe was run-in a newly build stud wall to hide the view of them and terminated safely into the gutter. The gas was then tested for tightness and let by of the control valve as soon as the test was complete and passed. The boiler was then commissioned and all the appropriate tests was carried out on the flue. A gas analyser was added to the flue to print out a safety and energy report once the boiler was working correctly the benchmark book was filled out and left with the customer, gas safe and Worcester was notified for the warranty.

We attended this site for a boiler service in Ramsgate, Kent. This was a routine inspection and on arrival the customer had no access to the gas meter as it was located in the flat below. Permanent access is required by law to this meter so we was unable to test the gas for any leaks or any other test such as the safety controls on the boiler working pressure or even gas rate the appliance. The customer was informed of all this and is contacting the management company. The flue termination is also bad workmanship and should be cut shorter. A general inspection of the boiler was carried out. Hot water and heating was working fine but a ‘not to current standards’ notice was issued because of various faults also this property was a flat and was a long distance from the meter, a secondary emergency control valve should be located at point of entry to the flat and should full to the off position.
